Still good demand for town centre offices in Guildford

Acting on behalf of Begg Nominees, Wadham and Isherwood have let the entire first floor of 84 North Street to Hewson Consulting Engineers Ltd on a 10-year lease subject to review and tenants break at the end of the fifth year of the term at an initial rent of £97,500 per annum exclusive. The first floor provides good quality air conditioning accommodation totalling approximately 3750 sq.ft and the rent equates to approximately £26.00 per sq.ft per annum exclusive.

Additionally, Wadham and Isherwood have let Waltham House St Marys Terrace Guildford to Figment Productions on a 10-year lease subject to a mutual option to break at the end of the third year of the term and any time there after on nine months’ notice at an initial rent of £75,000 per annum exclusive. The self-contained building comprises just over 3000 sq.ft. of good quality accommodation and the rent agreed equates to approximately £25,00 per sq.ft. per annum exclusive.

Commenting on the deals, Peter da Silva said “There is still a lack of available good quality office accommodation across the size ranges in Guildford town centre but a reasonable level of demand has enabled good levels of rent and good lease deals to be achieved.”
