Wadham & Isherwood have for a number of years acted for the owner of 71 Castle Street following his purchase of the property in 2007. Having acquired the property a substantial refurbishment of this Grade II office building was subsequently undertaken and on completion of the works a letting was agreed to Atomus, a software company.
Following Atomus’s recent lease expiry the owner took the decision to sell and on the basis of the properties potential for conversion to a residence Wadham & Isherwood recommended acting jointly with local residential agent, Seymours.
As a result the property, which comprised a total gross internal floor area of 2,400 sq ft, was marketed in June this year at a price of £800,000. Whilst little interest was generated from potential office occupiers a number of enquiries were received from individuals wishing to convert to a residence.
Following a period of marketing a sale was agreed at the quoted price and having completed the purchase the new owners will be seeking a change of use to residential.
